Nestled in the leafy character suburb of Kensington is this contemporary family home with a classic aesthetic. The front façade is a nod to the 1930s character homes of the area, incorporating elements such as a pitched roof, facebrick and a solid timber front door. The materiality reflects the history yet the colour palette brings it into the modern day.

Unassuming from the street, a passerby may view it as a single storey home, yet as you journey through the home you discover there is so much more. To the rear of the property the home opens up to a two storey building with the more private spaces upstairs capturing stunning views.

Due to the sloping nature of the block, the house was designed to follow the natural contours of the site. This resulted in creating multiple levels throughout the home where occupants could pause and admire the central courtyard. This home was sited to capture the northern winter light and block out the harsh summer sun to outdoor living areas. Early morning sun filters through to the kitchen and dining areas within, as the sun moves into the afternoon it is blocked by neighbouring lush gardens providing dappled light into the living and playroom.

This family home needed to be flexible and practical, adhering to the needs of a young family over time, but more importantly for the client, it needed to be beautiful. What has been created is a warm and inviting family home with an understated sense of luxury. A sense of discovery was essential when designing the layout of the home, you are taken on a journey from the moment you enter into the elegant foyer. Peeking through steel arched windows as you navigate along the gallery style hallway with professional art hanging system providing flexibility to the art-loving clients. Enjoying glimpses of the courtyard and pool you then arrive at a steel arched door which opens up into the open plan kitchen, dining, living space.

Turning into the home and following the light will take you out the nil-threshold large scale glass sliding doors to an elevated alfresco space overlooking the grass and pool. This central courtyard is hugged by the gallery and arched windows creating a stunning outlook. Adjacent to the alfresco, through more stylish steel arched doors is a Tea Room. Not often seen in modern homes this is a special room with beautiful cabinetry designed as a private space with a clear view out to the alfresco and pool.

Towards the rear of the home is a luxuriously opulent powder room for guests and on either side of this is the playroom for the kids and a generous laundry. With bench and cupboard space for days this laundry also hosts a pull-out hanging system concealed by bi-fold cabinetry doors above a hidden laundry chute. A practical room allowing for efficient living.

The windows are definitely a stand-out feature in this home and the stairwell window does not disappoint. Spanning almost floor to ceiling this gridded window displays beautiful greenery from the neighbours backyard with soft filtered light. As you approach the top of the stairs there is another large window offering a breathtaking view of Perth city with a glimpse of the river. From the main living room, to the Tea Room, alfresco lounge, rear playroom, and upstairs retreat, there is a perfect spot for every family member to escape, relax and enjoy their own company. This was essential for the family who love being at home. They do also love to entertain family and friends on occasions, and by opening up the kitchen glass sliding doors out to the generous alfresco area overlooking garden and pool the home turns into an entertainers dream.

Other inclusions in the home are integrated sound throughout the kitchen, dining, living and alfresco, video intercom, security system with cameras, fully ducted and zoned air-conditioning, heated pool with in-ground pool blanket, Complete Home Filtration whole of house water filter, with most systems being controlled via an app.

The kitchen specifically is a generous size and was meticulously planned to facilitate efficient living. A generally monotone palette is grounded by dark walnut timber floor and accents of green throughout, in furniture and décor. The interior itself is a crisp white canvas contrasted with some quite dark and striking finishes. A dark walnut timber floor transforming into a herringbone parquetry through the main kitchen and living spaces adds a classic aesthetic. Kitchen cabinetry and stone is a mix of charcoal, grey, white and a marble-look stone.

The material palette of the home is limited, with a few complementary colours and textures selected and repeated throughout the home to ensure consistency in its storytelling. A charcoal terrazzo-style tile through the bathrooms offers a depth and luxury with charcoal cabinetry and brushed gunmetal fixtures throughout. The children’s bathroom has a reeded glass shower screen and generously sized back-to-wall freestanding bath.
